South Charlotte Inspection
Services, Inc. is located in the Ballantyne area of southeast Charlotte. We
perform inspections in the greater Charlotte area including Mecklenburg, Union,
Gaston, Lincoln counties and the South Carolina counties of York and
Lancaster. Our company not only specializes in Pre-Purchase Inspections
for homebuyers, but also provides Pre-Listing Inspections for home sellers and

Basic Services
- Pre-Purchase Home Inspections: Homebuyers need to have a professional
inspection in order to learn the condition of the house they are
planning to purchase. Few house are perfect and a quality inspection
will allow a potential buyer to consider the expense of any needed
repairs and make an informed purchase decision. The cost of a
professional inspection is small when compared to the peace of
mind gained from knowing the true condition of the property under consideration.
- Pre-Listing Home Inspections: Home sellers use home inspections to learn of repairs or
service needs that should be handled before they put their
houses on the market. Completing repairs in advance eliminates
a source of stress and minimizes requests by potential buyers to
lower the price of the house to allow for future repairs. The house
that is in excellent condition will be easier for the seller to
market and will attract better offers.
- Maintenance Inspections: A homeowner who has lived in the same house for several years
may wish to have a maintenance inspection. It can provide valuable
information about needed repairs and necessary maintenance, required on
all houses. A house is perhaps our largest single
investment and a thorough inspection can help protect its value by
revealing problems which will only become larger if not corrected.
If no problems are discovered during the inspection, the homeowner
will be assured that he has been successful in meeting
the maintenance needs of the house.

Services
- BACTERIA
WATER TEST: The water is tested
for coliform bacteria only. Usually the results are available within
48 hours
- FHA WATER TEST:
Home buyers
obtaining an FHA loan to purchase a house whose water is supplied by a
well are required to have this test. It detects the presence of
total coliform bacteria, nitrates/nitrites, and lead. The results
are typically available within 7 to 10 days.
- Radon: Radon gas is an odorless, tasteless, invisible, radioactive
gas released into the ground as a by-product of uranium decay.
It has been determined to be the second leading cause, after smoking, of
lung cancer. Radon testing employs the standard method of
"Charcoal Absorption Canisters." The canisters are placed
in a house from 2 to 6 days, after which they are sent to an
independent laboratory for analysis. The results are typically
available within 7 to 10 days of the completion of the test
- Wood
Destroying Pest Report (WDIR): A termite inspection can be done and
a report provided, through Termitech South, when the home inspection is
performed. It consists of an inside
and an outside examination of the house to determine the presence of wood
destroying insects, including termites, carpenter ants, carpenter
bees, and insects commonly referred as "powder
post" beetles. The results are available immediately
following the inspection.

The Report
A computer generated
inspection report, complete with photographs, is usually available within 24 to
48 hours following the completion of the inspection. The
report follows a check list format which is easy to read and understand.
It specifies what was inspected and contains detailed comments on our findings. To see a sample of our report click: Sample Report. Completed home inspection reports will be
posted and available for viewing or downloading on this web site and may be
accessed with a user name and password.

The
Inspector
Paul Curcio (pronounced:
Kur-see-oh) is a licensed North Carolina General Contractor (residential
and building classifications) as well as a licensed North Carolina and South
Carolina Home Inspector. Paul has lived in the Charlotte area for over 25
years and is married to a native of Charlotte with whom he has two young
children. Paul has earned a Mechanical Engineering Technology
degree. He worked for an industrial engineering
firm for more than 10 years as head designer where he gained knowledge and
understanding of building systems and components. Paul has also been involved with the
construction industry for over 20 years and has had a great deal of
hands-on experience. He is certified by the state of North Carolina
as a pest control applicator. Paul is a member of the North Carolina
Licensed Home Inspector Association and the Charlotte Regional Realtors
Association.
